I would like to see an apartment, how do I set that up?

PepZee Realty will only show apartments to approved applicants, no exceptions. Detailed photos are available under the Available Rentals tab or in the office at 1013 N Main St, Dayton, OH 45405.

I would like to see a single family home, how do I set that up?

You must show proof of income that you earn at least NET three times the rent in a month and have a valid photo ID. Bring this information into the office during normal business hours, fax to 937-275-0003, or email to info@pepzee.com. Please include the property you are interested in viewing, a valid phone number, and your hours of availability for a showing.

Does PepZee Realty accept pets at their properties?

PepZee Realty does accept pets at single family homes. Apartments only on a case by case basis.

How much does PepZee Realty charge for having a pet?

First pet is a $250 pet deposit, second pet is an additional $150 pet deposit, and third pet is an additional $50 pet deposit. For each pet an additional $15 a month in pet rent is added to the monthly rent. Example: 1 pet, $250 pet deposit, add $15 pet rent to monthly rent amount. 2 pets, $400 pet deposit, add $30 pet rent to monthly rent amount. Payment plans are available for pet deposits on a case by case basis.

Does PepZee Realty accept subsidies?

Yes. PepZee Realty accepts many different types of subsidies.

How long does it take for PepZee Realty to approve my application?

It takes typically 3-5 business days to process a completed application. All required documentation must be provided to PepZee Realty to fully process the application. We will call you if we need additional information and when your application has been approved or denied.

Does PepZee Realty ever refund the application fee?

The $30 application fee is NON-REFUNDABLE. No exceptions.

Does PepZee Realty run a credit check?

Yes. However, we do not base our decision on a credit score.

How long is a lease at PepZee Realty?

A PepZee Realty lease is one year for apartments and two years for single family homes.

Does PepZee Realty accept co-signers on a lease?

No. Co-signers are not allowed on a lease under any circumstances.

Can I make a payment arrangement for a deposit on an apartment or home?

No. Deposit must be paid in full.

If I put down a deposit and my application is denied, is my deposit refunded?

Yes. The deposit will be refunded to the applicant. The application fee will NOT be refunded.

If I put down a deposit and change my mind after I’m approved, is my deposit refunded?

No. By signing the Deposit Agreement, you agree that you are committing to PepZee Realty that you will sign a one year lease and the deposit is non-refundable. Also, the application fee will not be refunded.

When do I get utilities turned on?

When you have become an approved applicant, chosen a property, put down the full deposit, and have signed the Deposit Agreement and Utility Agreement. Once ALL of these items have been completed, then utilities are turned on. You must have utilities on in your name before the lease can be signed. No utilities, no keys.

Do utilities have to be in my name?

Yes. The individual(s) signing the lease must have utilities in their name. Not in a relative or friends name. No exceptions.

If I rent a single family home, do I have an option to buy?

Yes! We do have a rent to own program. These options can be discussed when you become an approved applicant for a home.

Does PepZee Realty buy homes?

Yes! We are always looking to buy homes all over the Miami Valley area. We are currently looking to expand into the Trotwood, Kettering, and Miamisburg areas. Call the office at 937-275-0001 or email information to info@pepzee.com.
